Should you replace or refinish your existing floor?
The right approach depends on your flooring material, its condition, your budget, timeframe and the result you want to achieve. An assessment can help identify whether your existing floor can be retained, or whether replacement is the better long-term option.
Consider Refinishing When
- Your floor is solid timber
- Engineered timber has enough wear layer left
- Damage is mostly on the surface
- Boards are still structurally sound
- You like the existing look and layout
- You want to keep the original material
- A new stain or finish would get you there
Refinishing generally keeps your existing material in place, usually through sanding followed by a new stain, seal or finish — and can mean less material heading to landfill.
Consider Replacement When
- Boards are warped or water-damaged
- Damage goes deeper than the surface
- The floor has ongoing movement or squeaking
- The subfloor needs significant work
- The material can't be sanded back
- You want a completely different flooring type
- Your existing floor has reached the end of its life
Laminate, vinyl and timber without enough wear layer generally can’t be restored by sanding. Replacing gives you the freedom to change material, pattern, performance or look entirely.
